hese are the things not included in the CC&Rs and bylaws. These rules can also serve as an additional guide — a way to make the covenants and bylaws clearer for all the members. Notably, in the hierarchy of governing documents, an association’s CC&Rs and bylaws take precedence over the rules and regulations.
To maintain peace and quiet, we should include noise restrictions as part of our rules and regulations.
From 10pm. to 7am. it's prohibited to have loud music, tv or outdoor parties on patios, balconies or common areas.
If the noise comes from a pet , it will also be considering a Noise violation.
If you have installed a smoke detector, alarm or any other security item that has sound, be sure battery is charged or make sure to tone it down when it goes off.
Please occupy only the designated space for your vehicle since the number of spaces are limited.
Consider that spaces near ramps can be allocated only for loading and unloading since there are a lot of units being furnished.
Parking in front of designated parking spaces is not permitted since doing it hinders free and safe traffic for others.
Please keep bicycles in the area beneath the stairs so the hallways will be unobstructed.
We still don’t know if Giada will allocate a specific space for them, in the meantime this is the best area to keep them.
They must occupy half of parking space in the parking lot so we can accommodate 2 of them per space.
Associations must maintain the aesthetics of the community. Therefore, homeowners aren’t given total freedom when it comes to altering the exterior of their homes/apartment/studio/ condo/ villa.
The guidelines or architectural changes must at least be, if installing any structure in the outdoors, to must respect the same color and style of building and if possible, try to mimic Jungle Nature so it will fade into the building.
Please put plants and maintain them so we eventually can get what we bought into.
Additionally, we should have a request application process that homeowners must follow if they want to make any alterations.
We must specify changes providing architectural plans, all contact information on which contractor plan to hire, and approximate time the project will take.

Use adequate bathing suit, nudism is not permitted.
Bring a towel or wait till the excess water has run off you (it will take 30 secs with this temperatures), as a safety measure to avoid any spills on stairs or hallways.
No glasses or glass bottles allowed on pool deck. If you bring beer, beverages or food, also bring with you a trash bag to keep the area free of trash.
Glass containers are prohibited, since if it breaks, splinters or glass could hurt someone since it is a barefoot area.
If you happen to spill any kind of liquid in the pool area, look for the cleaning personnel so they can take care of it.
As we don’t formally have yet an Amira HOA FEES, we advise not to eat inside the pool so we can help to keep water as clean as possible.
Pool Furniture. There is like 2 chairs so please if you bring food, clean after you.
Pets would only be allowed at the pool area in a leash. Pet should be able to behave (no loud barking, no running, no pee or poo in that area), If the pet is restless it will have to be removed by the owner. Pets are NOT ALLOWED inside the pool.
One of our neighbors is working on create a ecosystem introducing different species into the pond. Please be respectful of the animals if you happen to see one. If you have a child, do not take turtles or any animal outside of the pond. Please do not throw bread or any kind of food to the pond, dry foods like this expand and clog the digestive tract making a poor choice for any animal.
You are welcome to bring specific food for turtles, fish or frogs here is a list of specific food for these kind of animals:

Do not get inside the pond, it is prohibited.
DOGS, CATS OR ANY KIND OF PET.
Pets MUST be on a leash, cage or control from the owner see fits if not domesticated, so we can avoid any kind of misadventure with neighbors, guests or working personnel.
If your pet can obey your commands, it can be set free on the premises. The owner must take full responsibility and be aware of the behavior of his/her dog/pet.
You MUST CLEAN UP AFTER YOUR PET, in common areas and in your patio/terrace, so we can keep the complex in the best shape possible for people living there or for our guests.
Do not leave a pet by itself inside units, that will be in benefit for it and for neighbors or guests keeping the ambiance as peaceful as possible.

When homeowners decide to sell their property, make it a requirement to notify the association. You should also make sure that the seller informs all potential buyers of the existence of the HOA.
Some of the units have an entrance shared space, e.g. if you need to take out thrash, please throw it away asap in the trash container located at the parking lot.
DO NOT LEAVE TRASH OR OTHER ITEMS IN HALLWAYS
Do not leave any objects (trash, suitcase, bicycles (bicycles allowed UNDER stairs until we get a better solution), shoes, towels etc.) in stair areas.
We need to keep them clear at any time to avoid any accident issues.
Right now, as elevators are not in service, we must consider that kids, adults and elderly are using them to get to their units or to the pool area.
We still don’t know what the Amira HOA FEE will include regarding common areas cleaning, in the meantime, please clean the hallway windows and keep the hallways clear.
If you happen to have plants (very desirable) keep them hydrated, and trim as necessary.
No exterior broken pots. It is preferable that the exterior pots be in the building color range (black, brown, taupe, gray, Tecca wood color).
Even though it is public, we could pay someone to do this weekly cleaning job because it will affect all units to be rented and it would be almost impossible to control that the construction guys do not throw it away. We will present a quote for you Owners to agreed.
Keep Shades in good condition and clean if you have one. Outdoor furniture is visible from exterior hallways and from balconies above, so keep them neat please.
Please install a low wire or a wood ladder to hang towels or bathing suit so it won’t be visible (as far as possible) from outside the building.
It is important to keep your patio area free from debris or leaves or dirt because if it rains quite probably it will clog and can possibly instigate mosquito reproduction.
IT IS ABSOLUTLY PROHIBITED TO THROW CLEANING WATER OR ANY water with chemicals into THE GARDENS. If your patio drain is clogged because of rainwater it may be ok to put this water into the common gardens making sure there is no chemicals in it.
If it is water from cleaning inside or patio, use the drain inside your unit for this kind of residual water.
NEVER USE A HOSE OR ANY AMOUNT OF WATER TO CLEAN THE PATIOS, since the water will fall to the bellow balconies or to the ground floor patios.
Use a mop to keep the water contained when cleaning.
NEVER HANG WET CLOTHES ON THE RAIL.
DO NOT SWEEP OVER EDGE, nothing must go out of the balcony since any dirt will end in the below area.
You MUST INSTRUCT your cleaning company the respectful way to clean your balcony. We advise to vacuuming and mopping with a damp cloth.
We repeat:
NEVER USE A BUKCET FILL WITH WATER AND NEVER THROW THE WATER OR DEBRIS DOWN THE BALCONY.
No kids without the presence of an adult
No fighting, throwing of objects, or any type of rough play allowed.
Require parents to always supervise their children.
Only allow children to use playground equipment as intended to minimize accidents or injury.
Kids club only open during daylight hours 9am-6pm
Close the kids club during inclement weather.
Close the kids club if the equipment is wet or damaged in any way.
No food allowed in the kids club.
Only bottled water, or liquids.
Gym hours, I believe they stablished to open the Gym at 7, personally, it is too late, I would propose 5 am to 10 pm.
Put back all equipment onto the shelves designated for each one.
Bring a towel and only bottled water should be allowed.
We need to have wet towels to clean the machines we use, or in any case a spray bottle with a cleaning product and paper towels to do the machine cleaning.
Maintenance, this we need to address it with Giada.
Do not sit on machines if you are going to be chatting on your mobile or scrolling down while exercising, it is a very small gym.
It will typically start with a violation letter detailing their offense and any related penalties. The owner will receive a chance to defend themselves at a disciplinary hearing. Or course, for this we need a Building Manager.
The specific requirements of the notice and the hearing will depend on the state laws and governing documents.

As by now only 5 members of the owners committee is managing this owners directory describing phone number, unit number, name and email so, we can have a formal way to be able to contact each other.
